Terms and Conditions
A 10% Buyers Premium will be added to the hammer price. Interested Bidders must bring $7000.00 in certified funds made out to Stephenson’s Auction to register to bid. Winning bidder will sign an Agreement of Sale form at the conclusion of the sale, and the $7000 certified check will be the initial deposit. Balance of 10% of selling price is due within 7 days.
Property is being offered for sale as is. The sale is not contingent on mortgage financing, seller assistance, or property inspection. Bidder understands that he will be relying solely on bidder’s own information when bidding and that bidder has conducted sufficient due diligence to honor all bids, execute the Agreement of Sale, and close the sale if bidder is the successful bidder.
Broker participation is welcomed and a 2% fee will be paid to the licensed real estate broker whose registered buyer purchases and closes on the property. Referral fees are only paid if the broker’s client closes the transaction and Stephenson’s Auction receives their commission. The real estate broker must be a properly licensed real estate broker, register their buyer, inspect and sign in at the property with their buyer during a scheduled on-site inspection, and attend the auction with their buyer.
Settlement is to be on or before January 15, 2019.
Purchaser pays entire transfer taxes, all settlement charges and a 10% Buyer’s Premium to the auctioneer. This is due at the time of settlement. Said deposit will be held in escrow by Stephenson’s Auction.
The highest bidder shall be the buyer or buyers subject to Seller confirmation, and the Seller reserves the right to reject any and all bids up to and until the property has actually been knocked down to a Buyer by the Auctioneer. Should any dispute arise between two or more bidders, the property may, at the option of the Seller, be put up for sale again.
